Job Description

We are looking for a Superintendent (Construction Management) to join our team in Rochester, NY!

Please note: this project is in Cayuga Lake area, so candidates should be able/willing to travel to and from the site location on a daily basis.

DJB Builds is a partner of Bergmann, a partnering business to Colliers Engineering and Design.

What You’ll Do: You would be the person responsible for the proper and timely execution of the various projects assigned to manage.

This role will also be vital in developing long term clients thru their interactions with client staff or consultants.

Who We’re Looking For: Bachelor of Science in engineering, Architecture, Construction Management, or similar related education, or equivalent work experience in lieu of degree.5+ years of experience in construction operations, project management, field supervision or in a management role working on a variety of smaller projects.

Project Management education or certification from an industry recognized institution is preferred.

Has demonstrated experience in all phases of project construction thru actual experience.

Has a current OSHA 30 Hour certification or can obtain it.

Has some basic skills and experience with cost estimating and contract procurement.

Has training and experience in creating, maintaining, and managing project scheduling utilizing an industry accepted software such as MS Project or Primavera.

Proficient in all MS Office Suite of toolsExperienced with using construction industry project management software similar to ProcoreWhat You’ll Need to Be Successful: Ability to work in and manage complex and diverse teams and situationsStrong written and verbal communication skillsStrong organizational and analytical skillsProject and process managementSkilled negotiatorBudget development and trackingMentoring and coachingCritical thinkingEssential Functions of the Project Manager/Superintendent: Receive, review, approve, and manage the project shop drawings and project Requests for Information (RFI).

Receive, review, approve, and manage project documentation such as meeting minutes, inspection reports, general correspondence.

Develop and implement a project specific quality plan utilizing the corporate guidelines, expectations, and general industry practices.

Assist with preconstruction activities such as drawing reviews, quantity takeoff, bid solicitation, contacting vendors for pricing, and preparation of the project estimate spreadsheet.

Assist in the preparation of project bidding to subcontractors such as contacting subs for interest, distribution of bid documents, answering questions, compiling bids received, and participating in bid analysis and scope reviews.

Be the single point of contact and responsibility for all project related performance for safety, schedule, budget, quality and communications.

Assist the Environmental Health & Safety Manager (EHSM) in preparing project specific safety plans for their projects; routinely perform safety inspections and complete necessary documentationManage and be responsible to procure any necessary permits, approvals, licenses, etc. necessary to complete the project.

Engage with the design team and collaborate with the engineers, architects, etc. on the project to provide preliminary, scheduling, constructability reviews, or general input that will provide for a better project outcome.Assist in the review and approval of potential subcontractors to be added to the approved vendor list.

Prepare all subcontracts or purchase orders necessary for each trade required for the project and manage thru execution and filing.

Review all requests for change order for accuracy and completeness, prepare corresponding request or approval from the client and execute the issuance of client approved changes.

Prepare monthly project reports such as project status, billings due, indicated outcome reports (IOR’s) as required.

Conduct regular project meetings on the project site in coordination with the superintendent to address any project issues, track progress, inspect quality, and overall project status.

Review all monthly subcontractor requests and project documentation including invoices for payments, access accuracy, and approved amount for invoice to the client.

Ensure the success of assigned projects including safety goals, schedule, quality control, risk management, financial performance, and client satisfaction.

Handle all aspects of the project including contract terms negotiation, planning, and final agreement.

Resolve problems, completes inspections & audits, identifies trends, anticipates issues, determines systems or process improvements, and implements corrective actions.

Directly supervise project staff assigned to your project, provide guidance and direction, and perform necessary supervisory functions.

Routinely completes field or project site visits and may have to climb stairs, ladders, or utilize other means to access particular areas of a project site during constructionAll other duties as assigned.
